For years, the Bissman Building has loomed over North Main Street as one of Mansfield’s most recognizable pieces of downtown architecture. Before the holidays arrive, it will be up for bid.

What’s Being Offered

The building at 193 N. Main Street isn’t modest. With more than 33,000 square feet spread across four floors and a full basement, it has the kind of scale that opens the door to a long list of possible futures. The structure includes office areas, storage rooms, spacious entry points, and a rear parking area with oversized doors.

Bidding is already underway, with the online auction set to close at 10:00 AM on Saturday, December 27. An open house will take place from 11:00 AM to 1:00 PM on Saturday, December 6 for anyone who wants a closer look.

A Building With Stories to Spare

Its character comes from more than age alone. Engineered and constructed in 1886 by the same contractors who built the Ohio State Reformatory, the building reflects the dramatic lines and texture of the Gothic Romantic style. It served as the Bissman family’s wholesale grocery distribution center from the late nineteenth century until the mid 1970s.

After its grocery era, the building took on a different kind of notoriety. Fans of The Shawshank Redemption will recognize it as one of the film’s notable local backdrops, making it a regular stop along the Shawshank Trail. It has also become known for its paranormal activity, with several televised features exploring its long and sometimes mysterious history.

Auction Details

The terms follow a straightforward structure: a 10 percent nonrefundable down payment is required on the day of the sale, with the balance due within 45 days. Closing will take place through Mohican Valley Title. The seller’s attorney will prepare a party wall agreement for the adjoining property.
